Service station, liquor store and shops approved

A service station liquor store, showroom and several other shops situated at the corner of Yanchep Beach Road and Newman Road near Two Rocks Road, have been approved by the City of Wanneroo.

At last week’s council meeting these two reports were debated behind closed doors.

Over the past twelve months the council has received numerous letters of objection regarding these two development applications.

Only a few months ago, the council agreed to defer any decision, allowing the Capricorn Village Joint Venture group to negotiate with GOA Investments Pty Ltd regarding a land swap.

The Sun City News under-stands the GOA Investment people wanted to progress both options, looking at a land swap and getting council approval of their development.

The City of Wanneroo was forced to make a decision after the applicants lodged an appeal with the State Administrative Tribunal.

Council officer’s recommended approving both applications with numerous conditions.

North ward councillors, Laura Gray and Norm Hewer, moved an amendment to increase the operating hours of the businesss.

The council officers’ recommended 6.00am to 8.00pm, seven days a week trading, with deliveries to the service station and convenience store only allowed during operating hours.

The two north ward councillors presented an amendment to change the opening time to 5.00am and deleted any restriction on delivery times.

Some of the conditions within the two approvals include: a acostic report on all proposed activities on the site; floodlighting designed not to overspill into nearby lots; a rubbish removal management plan; retail lettable space not to exceed 1,500 square metres; and a minimum of 84 onsite parking bays.

In total, there are over 50 different conditions the successful appliant must comply with.

Often, applicants appeal many of the conditions imposed by the council, seeking lesser stringnent regulations over their development.

This site was originally approved for a service station, suppermarket and retails shops over 20 years ago, but the applicant let the approval lapse.
