Plans looking to the future

Currently the City of Wanneroo has three major local structure plans seeking comments from residents

These plans are the Yanchep City Centre local structure plan; Capricorn coastal node concept plan for the Club Capricorn site, and Lot 103 Yanchep Beach Road local structure plan.

Other plans being considered include the service station/convenience store and showroom at Lot 11 Yanchep Beach Road and Lot 12 Newman Road in Yanchep.

Additionally the state government has just released their Industrial Land Strategy report for public comment.

The Sun City News understands that two shopping centres and one commercial site will start construction early in 2010.

A new shopping centre in Yanchep near the Jindowie residential development, including a major supermarket and about 15 shops in its first stage, is expected to be open for Easter 2011.

Another, smaller shopping centre at Lindsay Beach is expected to start construction early in 2010, while a new police station and commercial office space is also expected to start construction in early 2010.

The Yanchep City project is the biggest suburban retail / commercial development in Australia. It consists of 621 hectares for development.

This plan, a 461 page document, can be viewed at the City of Wanneroo’s website www.wanneroo. wa.gov.au.

The Capricorn coastal node structure plan covers the area located to the west of the Capricorn Coastal Village.

Currently Club Capricorn is established on part of the site. The development of this coastal node will provide the opportunity to replace the existing resort with a wide range of accommodation types and facilities from bed and breakfast to high quality resort apartments.

The Lot 103 Yanchep Beach Road local structure plan covers the area south of Yanchep Beach Road and between the northern suburbs railway reserve and Mitchell Freeway reserve.

This proposed structure plan is a predominantly residential based development, with a mixture of densities and provides a framework for the creation of a future rail transit station, a local centre, public open space and a primary school.

This structure plan covers 116 hectares.

In late November, WA Minister for Planning, John Day, released an industrial land strategy for public comment to ensure the necessary planning was in place to meet the industrial land needs of the Perth and Peel regions for the next 20 years.

There are four proposed industrial sites listed in the outer northern suburbs.

The report features two sites totalling 112 hectares for possible development within the St Andrews district structure plan.

These two sites are expected to have land available by around 2015.

Other sites in the northern corridor include a 50 hectare Muchea employment node, a 40 hectare site at Alkimos and a 160 hectare site at Neerabup.

In total, forty sites have been identified in the strategy that have the potential to be developed for industrial land uses, including sites which are extensions to existing industrial areas; and six sites, comprising more than 4,000 hectares, have been short-listed as priorities for detailed feasibility assessment.

Public comment on the Industrial Land Strategy 2009 Perth and Peel will be accepted until Friday, 12th March, 2010.

Following the consultation period, a final industrial land strategy will be prepared, following the blueprint for future industrial land use planning.
